Roof Leak in Mont Albert
Gallant Plumbing were recently called out to a roof leak in Mont Albert. We sent our best Melbourne plumber out to solve the issue.
Firstly, our Melbourne plumber met with the client to discuss the roof leak. He then gained access to the roof using a ladder at the site in which the manager gave access to. Following this, our best plumber began inspecting the area of the roof leak which was near the box gutter and pitched roof.
Upon inspection, our best Melbourne plumber found two roof sheets had been cut back to the edge of the box gutter. The insulation under these two roof sheets were also wet. As a result, our Melbourne plumber silicone sealed in between ribs of roof sheets where they had been cut. This was to prevent any water entry.

Continuing on, our plumber found the timber window above box gutter/roof leak is in poor condition. It was showing bad signs of rot and paint peeling. Following this, he temp silicone sealed all areas of rot and cracks around the window. In addition to this, our best Melbourne plumber silicone sealed flashing on wall closest to the balcony which had a gap where water could enter. Our plumber also found corroded section of corrugated wall cladding above the window in which he silicone sealed.
During further inspection, our Melbourne plumber found missing roof screws on wall cladding and barge capping. These were replaced with new ones.
After completion of the roof inspection, our best plumber spoke with the client and left a few notes.
- Roof sheets that have been cut back should either be replaced or have flashing to extend water into the gutter.
- 2 x corroded corrugated roof sheets above window require replacing.
- Timber window frames are in poor condition above the box gutter. These need to be looked at by a carpenter or window glazier.
