We recently sent a plumber to Fitzroy to work on a hot water system installation job in the mid-rise apartment building, Northwood. The building located on St. Georges Road in Fitzroy North has over seventy units over seven-floors. The sophisticated apartments inside Northwood are typically designed with floor-to-ceiling windows, roomy neutral-coloured interiors and terraced balconies. However, there was a problem lying in one part that could not be seen: the plumbing. Specifically the hot water wasn’t working. But thankfully, the tenants in Northwood didn’t have to suffer and go on without warm water temperatures for an extended period of time as our team at Gallant Plumbing knew exactly how to tackle this kind of issue.

For this job we had to clear all cold water inlet filters of any debris. We also checked that any openings for combustion air weren’t blocked, including the openings for the exhaust. The gas pressure was another factor which needed inspection, and we noticed it was at 2.75 kpa.
Hot Water Residential Plumbing, Fitzroy North
At the beginning, all of the units had appeared to be operating correctly without any issues. But upon arrival, we discovered that the main computer was displaying an error with the temperature sitting around 44 degrees. So we proceeded with clearing up this error and then servicing the units accordingly. Soon after, the temperature of the main computer increased to 56 degrees.
Our observations were that the error might have occurred partly because of the peak periods of hot water being used in this building. So we also took the time to thoroughly check the building’s flow pressures, inlet pressures and the operations of the associated valve circulation pumps.
