Brighton Roof Leak
Gallant Plumbing were recently called out to a Brighton roof leak. We sent out our best Melbourne plumber to attend the leak.
To begin, our plumber met with the client to discuss the whereabouts of the roof leak and the extent of the issue.
Firstly, our best plumber inspected water coming through plaster in the hallway of an apartment during light to heavy rain.
Our Melbourne plumber then accessed the roof via a ladder access point at the front of building. Following this, our plumber found the overall condition of the roof very poor. The roof sheets have rust patches over the entire run. Our best Melbourne plumber also observed the gutters on the eastern side were blocked up with organic material from trees.
Following on, our best plumber located area around leak. There were no penetrations present however 1 roof sheet pan has been patched up previously and the sealant around this patch is totally deteriorated. As a result our Melbourne plumber set up a hose and water tested the area. After 10 minutes water was heard dripping below in ceiling onto plaster.
To fix this, our plumber dried and cleaned the area around patch and applied silicone to the perimeter. He allowed it to dry, then put a coat of fillcoat sealant over the patch as a secondary layer.
Our plumber began removing organic material from the gutter on eastern side. The majority of water drained away pretty well following the clean. Following this, he removed a bag of leaves and cleaned up the work area.
Finally, our best Melbourne plumber explained to the tenant the work completed and asked to monitor area as not all leaks are straightforward and may require another visit.
